We actively support pet friendly tenancies. We understand that pets are part of the family and as such we provide the information below to assist when applying to rent a property together with your pet.
Please do ask us if anything is unclear or we can be of assistance in helping you understand what is required when renting with a pet.
In the first instance, we recommend bringing your pet to the viewing to ensure they approve of their prospective home!
All residents that wish to keep pets require express permission from us, which is granted by way of a agreeing to these terms as part of your tenancy.
Applications must be made during the initial referencing process, or in advance of an application for existing residents. The application is a questionnaire form that provides the information we need to determine if a licence can be provided. Information includes:
The type of pet, the number, the breed, size, and temperament.
References for your pet. This could be from a previous landlord or your vet, or both.
Details of a local vet and details of a person who can care for your pet in an emergency.
Confirmation that cat owners will provide a scratch stick.
An application will be strictly rejected if it involves any of the following:
Any animal listed under the Dangerous Dogs Act 1991.
Any animal that could potentially cause danger or harm to another person.
Exotic animals or farm animals.
The application form can be shared upon request.
The final decision is made on a strictly case by case basis and is at our absolute discretion.
Refusal to accept any pet is without penalty to us.
Upon approval, your tenancy agreement (or addendum for existing residents) will feature special conditions and clauses that cater for your pet living with you at the property. These clauses broadly cover duties in acting as a responsible pet owner:
You will at all times be a responsible pet owner and keep your pet in accordance with the Animal Welfare Act 2006.
Your pet is well trained and always kept under control.
Your pet does not cause a nuisance to neighbours, which includes excessive noise.
Dogs should always be kept on a lead on the Estate and their foul cleaned immediately.
Your pet should not foul inside the property, except for caged pets and pets trained to use a litter tray.
Your pet is walked when necessary and washed / cleaned as necessary before entering the premises.
You will not leave your pet home alone for more than four hours at a time unless appropriate arrangements for care have been made.
You have a person to care for your pet in an emergency – these details should be provided to us in advance.
Breeding and/or offer for sale of any animal within the property is prohibited.
Your pet has appropriate pet insurance.
Your pet is microchipped and is always wearing a collar with owner details.
Your pet is vaccinated and has received flea and worming treatments to ensure the property is kept free from parasites.
You agree to have the property professionally cleaned on departure including deep steam cleaning and flea / mite treatment of carpets. You will be asked to provide proof.
Any damage both internally and externally, including chewing or clawing of furniture, will be addressed via the deposit. This will not be considered normal wear and tear, and may include the replacement of carpets.
If we believe that a pet has been neglected or abandoned, we will report it to an appropriate animal welfare organisation. We owe no duty of care to your pet.
Should any pet injure anyone or cause significant damage to any part of the property or development, or cause a nuisance, we reserve the right, on behalf of the landlord, to revoke the pet licence. Where this is revoked, you will be given 24 hours’ notice to remove the pet from the property.
You should be aware that if you fail to comply with this policy and the clauses contained within your tenancy agreement, we have the right to serve notice on you to vacate the property before the end of your agreement.
